What is this calculator doing?
It compares two choices for the same number of years: buy the home, or rent and invest the money you save.
What does “rent + invest” mean?
If renting needs less money, the calculator assumes the saving is invested. If buying becomes cheaper later, the buyer gets that saving instead.
If the saving is not actually invested, the real-life result can be very different.
Why can the answer change?
Future home prices, rent and savings growth are not fixed. Change one number and calculate again to see how much the answer moves.
What is not included?
Tax benefits, HRA, brokerage on sale, tax on investment returns and future loan-rate changes are not included.
