What will this calculator tell me?
When your home-loan interest rate changes, your EMI, the time left on the loan, or both can change.
This calculator shows two simple cases: what may happen if your EMI stays the same, and what may happen if your remaining loan period stays the same.
Where can I find these numbers?
Open your latest loan statement or banking app. You normally need only your current EMI, the interest rate and the time left on the loan.
Enter the remaining time as years and months. For example, if 12 years and 7 months are left, enter 12 years and 7 months.
Why can the loan period change?
If the interest rate goes up and your EMI stays the same, more of that EMI may go towards interest. The loan may then take longer to finish.
If the rate goes down, the same EMI may help you finish the loan earlier. The calculator shows the estimated change in simple terms.
How do we estimate the outstanding loan?
We keep the first screen short, so you do not need to enter the outstanding loan amount.
The calculator estimates it from your current EMI, current interest rate and remaining loan period. Your lender's figure may be a little different because of rounding, reset dates or its own calculation method.
See a simple example
Suppose your EMI is ₹50,000, 15 years are left, the rate changes from 8.50% to 9.25%.
If the EMI stays at ₹50,000, the loan may run for about 1 year 7 months longer. If the loan period stays at 15 years, the EMI may rise to about ₹52,300.
These are estimates. Your lender's actual revised EMI or loan period can be different.
What should I check with my lender?
Check the new interest rate, your actual outstanding loan, the revised EMI and the revised loan period shown by your lender.
Your lender may let you increase the EMI, extend the loan period, use a mix of both, switch the loan type under its policy, or make a part or full prepayment.
